As part of his global legacy plans, Founder and Chairman of Hadarat Global and its Division of Manazil Al Reef, Mr Ahmed Al Shemeili has a vision and a desire to bring innovation, transformation and job creation to the City of Sarajevo and to the Municipality of Ilidza in particular. The Ilidza Municipality has developed the main design and Regulation Plan for zones “Nova Ilidza 1”, “Nova Ilidza 2” and “Nova Ilidza 3”.

This is a historical project not only for Sarajevo but the entire Bosnia and Herzegovina, and it is Mr Ahmed Al Shemeili’s wish to work hand-in-hand with interested Investors, the Mayor and Residents of Ilidza to make this dream a reality.

Mission of the Project

To achieve the objectives in an environment of trust, transparency, honesty, and courtesy towards all our stakeholders and society at large.

At inception, Nova Ilidza was designed as a typically modern Residential and Commercial hub. However, it is proposed that Nova Ilidza 2 (Zone B) is rapidly developed into a modern “Medical City” with all the requisite amenities to service both local Bosnians and international patients, shoppers, tourists and investors.

The Nova Ilidza 2 Regulation Plan has been approved including bulk and area schedules. The vision is to adapt the proposed Medicity development to conform to, as much as possible, to the area schedules provided.

It is also highly recommended that the development of Ilidza 2 be phased, starting with the most commercially viable sub-phase, most probably being the medical facility and related structures as described below and in this executive Summary.

The Market Opportunity:

Ilidža is a town and a municipality located in Sarajevo Canton of the Federation of Bosnia and Herzegovina. It has a total population of 66,730 with 63,528 in Ilidža itself and is a chief suburb of Sarajevo. It is best known for the Vrelo Bosne spring, as well as the natural environment of its surroundings and historical tradition dating back to Neolithic times. Sarajevo International Airport is located nearby.

Prior to the war, Ilidža municipality was one of the five wealthiest in Bosnia and Herzegovina, and one of the ten wealthiest in the whole of Yugoslavia. Several important local companies are based in Ilidža. The town’s economy is based on food processing, electronics, and manufacturing.

One of the most important parts of Ilidža economy is its tourism. The natural environment of the area is used to the town’s advantage, attracting tourists from both abroad and as near as neighboring Sarajevo.
